The Chuan Park Condominium Has Been Sold En Bloc
Former Chuan Park, a popular condominium along Lorong Chuan, is now sold en bloc. The collective sale involving 444 units and two commercial lots is one of the biggest en bloc deals in 2022. It’s worth noting that the buyers are from the same developer that bought Tanglin Park earlier this year.
The gross sale proceeds for each owner will range from about $1.16 million for a 710 sqft unit to up to $2.53 million for a 2,045 sqft unit. Owners also get to enjoy a range of lifestyle amenities including swimming pools, BBQ pits, gyms, function rooms, and even a private garden plot that encourages self-sustainability and healthy living.
These unique features, as well as the property’s prime location and commitment to quality living, make it a transformative force in the real estate market. Its influence transcends residential living, as it reflects the values and ideals that homeowners and investors hold dear.
This development has been designed with a resort-like lifestyle in mind, offering residents the option to soak up the sun or lounge by the pool while sipping cocktails. Its strategic location makes it easily accessible to the countless schools and workplaces within the vicinity, as well as major transportation hubs like the MRT and buses. It also offers a variety of outdoor activities at nearby parks and waterways for those seeking relaxation or exercise.
The Chuan Park community is vibrant and inclusive, with social events and shared facilities that help nurture meaningful relationships. Beyond its physical attributes, it fosters a strong sense of belonging among its residents, which gives the development a distinct edge over its competitors. It is a space where residents can come together as family, friends, and colleagues to celebrate life’s milestones while building valuable connections in the process.
Aside from its proximity to key educational institutions, The Chuan Park is also a short drive away from notable hawker centres and food courts such as Chomp Chomp Food Centre and Serangoon Garden Market and Food Centre. This allows residents to conveniently indulge in affordable yet delicious hawker fare, such as Ah Seng Braised Duck Rice and Garden Street Kway Chap.
As a result, The Chuan Park is a desirable property for families with children, as it will be easy to access both public and private healthcare services in the area. Additionally, it is surrounded by a wide range of lifestyle amenities, including shopping malls, restaurants, and cafes, making it a great choice for those who want to be near everything that matters.
The Chuan Park’s collective sale was subject to a High Court stop order after six minority owners raised grounds of objection, but the judge dismissed their claims. The judges ruled that there was no evidence that the CSC did not act in good faith and that the sale price was arrived at through a thorough pre-application feasibility study and valuation report. It was also not proven that the CSC erred in their calculations by claiming that Chuan Park’s GFA was higher than its plot ratio of 2.1.
